1. The Title Deed (Registry)
Ensure the person selling the land is the actual owner. Ask for the Original Sale Deed. Check the chain of documents (who sold to whom previously) for at least the last 15-30 years.
2. Mutation (Dakhil Kharij)
Registry alone is not enough. Mutation proves that the new owner's name is updated in the government revenue records. Without mutation, the previous owner might illegally resell the land.
3. RERA Registration (For Projects)
If you are buying in a gated society or builder project, ask for the RERA Registration Number. You can verify this on the UP RERA website. Never invest in "Pre-Launch" projects without RERA.
4. Land Use Status (143 Conversion)
If you are buying agricultural land for building a house, ensure it has Section 143 approval (conversion from agricultural to residential use). Building on pure agricultural land can be legally risky.
5. Encumbrance Certificate (EC)
This document proves that the property is free from any legal or monetary dues, such as mortgages or pending loans.
